Buyer Inspections - Make up the majority of home inspections. Buyers are realizing the importance of a professional home inspection, which helps them to see the condition of the home before they make such a large investment. A home inspector must follow a minimum standards of practice set by the Texas Real Estate Commission. My inspections are always above and beyond the minimum standards, so my clients get the best inspection for their money.
Seller Pre-Listing Inspections - Sellers should have their home inspected before it is put on the market, so they know the condition of the property. It allows you to make repairs at a reasonable price, in your time frame and not the Buyers. It will also help to keep defects from becoming a negotiating tool. It may also alert you to immediate personal safety concerns, as well as the future safety of agents and visitors that will tour your home.
Warranty Inspections - When purchasing a new home, the builder will usually place a one year warranty on the home, so you can have time to fix issues that arise. Before the one year warranty expires, you should have your home professionally inspected, to take advantage of the builder covering the cost of repairs for any problems or defects that happen in the first year. The best time for a warranty inspection is about one to two months before the end of the first year of ownership.
Thermal Imaging - Each inspection includes thermal imaging to help locate problem areas of the structure. These can consist of poor insulation, areas of moisture and energy loss.
NOTE--This process is based on differences in temperature. In some situations, the temperature differences are not large enough to give adequate information with thermal imaging. If these environmental issues arise, thermal imaging may not be used.
Pool and Spa Inspections - If you have a pool, or you are purchasing a home with a pool/spa, it is a great idea to have it inspected. A pool is a great addition to any home, especially in the Texas summers, but safety is a great concern. A thorough inspection of all aspects of the pool is critical to make sure it is running properly and safe. A well running and maintained pool, brings hours of fun and enjoyment instead of a headache.

I will then electronically send the images to you and you can upload them as needed.
